Rental Requirements
Rental History: Applicants must provide two years of recent rental or homeownership history. No evictions, major lease violations, or outstanding debts to previous landlords are allowed. Being sued by a prior landlord will also result in your application being declined.
Occupancy Guidelines: We adhere to Federal Fair Housing Guidelines, allowing no more than two occupants per bedroom.
Deposit: A deposit equivalent to one month’s rent is due within 48 hours of receiving your approval letter. Failure to receive the deposit will result in assuming you are not moving forward with the rental, and the next applicant will be considered. This deposit holds the property and is not a security deposit. The apartment will remain available for rent until the deposit is received. If you withdraw your application after paying the deposit, decide not to occupy the apartment, or fail to execute a lease agreement, the deposit will be retained as liquidated damages. This amount reasonably approximates the lost rent, application, and marketing costs incurred by Management/Property Owner due to your withdrawal or failure to lease after approval.
Cosigner Requirements: If you do not meet the specified criteria for income, rental history, or credit history, you may still be eligible for an apartment by having a third party cosign your lease. A suitable cosigner must possess a social security number, a “Resident Score” of at least 680, and verifiable income that is four times the monthly rent. Cosigners are required to complete an application and pay a non-refundable screening fee of $50.
